As a householder, you want to make sure that you "put your mark" in your home. You want to make it unique and to your personal style and tastes. There's no doubt that home improvement is a hot topic if you own your house.

There are all kinds of things you can do to improve the looks and functionality of your abode. But, how do you know which ones offer the best features and value? After all; the last thing you want to do is spend money on stuff that doesn't work well with your home!

As someone that's done a lot of home improvements, I've tried plenty of things. Here is my list of recommendations for must-have essentials for any house:

1. Plastering

Even if you move into a brand new house, the chances are high that some of your walls won't be in good shape. The easiest way to make them look great again is to plaster or "skim" over them.

You can attempt to do the work yourself, but it's often easier and quicker to just get a pro to do the plastering for you. They can also make your ceilings flat too. That's perfect if you've got a ceiling with an Artex coating on it, for example.

2. Oak flooring

I know that there are plenty of carpet styles to choose from on the market. Don't get me wrong; I'm a big fan of carpet! But, in some homes, it makes more sense to have oak flooring instead.

It's not cheap, but it's a type of flooring that is durable and will no doubt outlive you! If you're good with woodwork and measuring stuff, there's no reason a DIY effort won't look good!

I recommend buying more oak flooring than you need. Why? It's likely you will have to make odd cuts for certain parts of your rooms. And it's always better to have more rather than fewer materials for any project.

3. Underfloor heating

You might have read my suggestion and thought about how cold your house would be with oak flooring. After all; carpets help to keep any room warm, right?

Well, here's the thing: underfloor heating takes care of the cold problem! Apart from wood floors, they can also get installed underneath tiles. That makes them useful for kitchens and bathrooms.

In case you wondered, it is possible to use underfloor heating with carpets too. So, if you want to get rid of your radiators for extra space, underfloor heating is the way to go!

4. Polished steel or chrome electrical outlets

Almost all homes I've lived in have those white plastic sockets and light switches. A few previous owners have also fitted those gold coloured ones. I don't know about you, but I hate those gold ones with a passion!

One crucial upgrade for any property is to get polished steel or chrome sockets and switches. They are stylish and work well with any style of house. They look fresh, modern and are easy to clean.

5. Triple glazing

Most modern homes come with double glazed windows and doors as standard. But, many property owners are choosing to upgrade to triple glazing instead.

They are better at keeping the heat in your home and the cold out. Their soundproofing properties are also much improved too. So, if you live on a busy main road, for example, they are a godsend!

Getting triple glazing will help you to cut down on your heating bills. And, when you want to sell your home, they will improve its value too.

6. Combination boiler

Do you have an ancient boiler in your home? If so, it's likely that it will be inefficient. Today's modern combi boilers don't need a water tank to heat up. That's because you get on-demand hot water.

They are easy for plumbers to service and maintain, and parts for them are plentiful. Combi boilers also have other benefits too. For instance, you've now got more space to store things in your airing cupboard.

Do you love power showers? If so, you can ditch your electric one and have a thermostatic one installed instead! Doing so will also lower your electric bills too. Especially if you like to spend ages under the shower!

7. Alarm system

I know what you're thinking. Your neighbours might not bother doing anything if they hear your house alarm going off at night. But, they are useful theft deterrents.

Many of today's alarm systems can get linked to a control centre. So, let's say that you are on holiday somewhere, for example. Someone attempts to break into your home, and the alarm goes off.

The control centre will try to phone your home to check if everything's OK. If there's no answer, they will contact the police. Some centres may also try to call your mobile number too.

The more expensive systems also feature CCTV surveillance too. If you've got a lot of expensive items at home or live in a not-so-nice area, an alarm system is a must-have item.

8. Garden decking

During the brief periods of sun we have in Britain each year, most of us like to spend our time outdoors. One way to enjoy the sun when you're at home is to install some decking in your garden.

It's quite a simple job for the competent DIYer to handle. All you need are a few cutting tools like saws, a measuring tape and spirit level. You can transform even the most boring of gardens with some decking!

Make sure that you "stain" it after installation to protect the wood from the elements. The good news is you can buy different colours of wood stain. Don't assume that brown is the only colour!

Well, I hope you have enjoyed reading today's blog post on essential must-have features. Now that you've got plenty of ideas for your home, it's time to get started. See you here next time!
